The project consists of one building with 447 units. The DLD register describes the structure as two basement levels, ground floor and 52 upper floors, with residential and retail use. Emaar markets it as a 53 floor tower.

Published floor plans put one bedroom homes at about 750 to 877 sq ft, two bedroom at about 1,147 to 1,219 sq ft, three bedroom at about 1,596 to 1,848 sq ft and four bedroom at about 2,410 to 2,620 sq ft. The three and four bedroom layouts include a maid's room and two balconies.

The plan reported for the project is 10% on booking, 70% across construction instalments and 20% on handover. This is the developer's commercial plan, it is indicative and it varies between releases and between resale contracts. It is not registered with the DLD, so confirm the exact schedule in writing before you sign.

What amenities does the building have?

Emaar lists a gym, a swimming pool, a children's pool, a multi purpose room, landscaped outdoor areas and a barbecue area as resident only facilities. Building services listed by Bayut include a sauna, steam room, covered parking, high speed lifts, CCTV security and central air conditioning, with retail at ground level.

Emaar's own project page no longer shows a full launch inventory for Marina Shores, so availability at this stage is mainly through the resale market. Prices in that market are set by individual sellers rather than by the developer.

Confirm how much of the original payment plan is still outstanding and when those instalments fall due, check Emaar's no objection certificate and transfer process and fees, and verify the unit details and handover date against the DLD register rather than relying on a listing.
