These terms govern your use of HomeSearch.ae and the services we provide through it. By using the site, you agree to them. If you do not agree, please do not use the site.

We have written them in plain language so you know where you stand.

You may use HomeSearch to search for properties, view market data, and contact licensed agents about listings that interest you. You must be at least 18 years old to create an account or send an enquiry.

You agree to give accurate information when you contact an agent or register, and to keep it current.

Listings are provided by agents and agencies. While every listing carries a Dubai Land Department permit before it goes live, we do not own the properties and we are not the seller or landlord.

Market data, including price trends, is drawn from registered transactions and is provided for guidance. It reflects past deals and is not a valuation or a promise of price. Always confirm details directly with the agent and take your own advice before you commit.

Agent and agency profiles show licence details, records and reviews to help you make an informed choice. We are not a party to any agreement you reach with an agent, agency, seller or landlord, and we are not responsible for their conduct or the services they provide.

If you create an account, you are responsible for keeping your login details safe and for activity under your account. Tell us promptly if you think it has been used without your permission.

When you submit a review or other content, you confirm it is your own, is honest, and does not break the law or anyone else's rights. We may remove content that does.

When using HomeSearch, you agree not to:

• Copy, scrape or resell our data or listings without our written permission.
• Post false, misleading or duplicate listings, reviews or enquiries.
• Interfere with the site, its security, or other people's use of it.
• Use the site for any unlawful purpose or to harass anyone.

The HomeSearch name, logo, design and the way we present data are ours or used under licence. You may not use them without our permission. You may view and share pages for your own, non-commercial use.

We work hard to keep the site accurate and available, but we provide it on an "as is" basis. We do not guarantee that every figure is complete or error free, or that the site will always be uninterrupted. Nothing on HomeSearch is financial, legal or investment advice.

To the extent the law allows, HomeSearch is not liable for any loss that results from your use of the site, from any listing or data on it, or from your dealings with an agent, agency, seller or landlord. Nothing in these terms limits any liability that cannot be limited by law.

These terms are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. The courts of Dubai have jurisdiction over any dispute connected with them.

We may update these terms from time to time. When we do, we will change the date at the top of this page. Continuing to use the site after a change means you accept the updated terms.
